What are the size of your apartments?
Our apartments vary from:
- a room with a private bathroom and shared kitchen which is 18 sq. mt. (200 sq ft)
- a studio apartment 25 sq. mt (270 sq. ft)
- One bedroom 55 sq mt. (600 sq. ft)
- Two bedroom 2 bath 94 sq mt (1010 sq ft)

What is included in your package price?
Our package includes the rental of the apartment, electricity, propane, drinking water, wi-fi, 2 meals 6 days a week and one hour of light house keeping. Bottled water is delivered to your apartment as needed.
Do your apartments come furnished or unfurnished?
Our apartments come fully furnished with a fully equipped kitchen. We can make the apartment unfurnished or even partially furnished, if you happen to have some of your own favorite furniture that you want to bring.
Do you do short term rentals?
Our goal is to have a long term rental, but we also allow short term rental for those who are exploring the area or want to try living here to see if it's a fit for them and us.
When you first sign a contract with us, we have a 2 month initial trial period where either you or we can end the contract without penalty. This gives everyone time to see if someone new is a good fit in the community & if they'll be happy living here. If so, then we sign a year contract & renew contracts annually.
What is your pet policy?
Pets are allowed on a case by case basis. Small dogs are fairly easy to accommodate. Some apartments are more suitable for pets then others, but we are open to considering each pet request. We do ask for a pet deposit.
What method of payment is acceptable for rent? Is there a security deposit?
Payments can be made by check, cash or bank transfer. We try to make it as easy as possible. We do require a one month security deposit which is returned if the apartment is left in an acceptable condition.
Will I be allowed to make personal changes/improvements to my apartment with a long term lease?
We do allow changes and alterations with permission from the management. We understand that people want to make this their home and we do our best to accommodate if someone wants to paint or even renovate some part of their apartment.
Is noise a particular problem in the surrounding neighborhood?
The location of our property is in Riberas & it is fairly quiet as far as neighborhoods go, particularly during the week. Weekends are for parties & you can often hear music in the air and the locals love fireworks during the holidays. Mexicans are a festive type of people so there can be noisy weekends, or dogs barking in the distance but for the most part it's peaceful in our area.
Do you have secure parking?
We have a gated parking lot that is locked in the night.
If I don't have a car, how can I get around to shop or go out?
There is a bus stop that is 6 blocks away if you want to go to Ajijic or Chapala. Taxis are very reasonable and many of our tenants have their favorite drivers. Our gardener, Chuy also is sometimes available to be hired as a driver for airport trips or to take tenants to run errands. One of our clients has a golf cart which enables her to do most of her errands.
Do you have laundry facilities available?
We have a couple of laundry areas where you can do your own laundry. Our maid, Soila, can also change your sheets and do your laundry for an extra fee.
Is it safe living in Mexico & specifically in your area?
Living in an apartment complex such as ours, there is always someone around and that is one thing that gives people a sense of safety, both against any type of crime & also should they have an emergency. If somebody doesn't show up for a meal, then we go & check & make sure they're OK too, so it's quite secure in that sense.
As in any country around the world in this present day, there is crime, but we feel quite safe here in our neighborhood as we know our neighbors & everyone is friendly and looks out for one another.
If I have friends or family that want to visit me, can they stay with me?
When tenants have visitors, they are welcome to have them stay in their apartments if they have room, at no extra cost, for up to 2 weeks. We also would be happy to rent an apartment to your friends or relatives for their short stay, if we have a vacant apartment available.
What type of amenities are there at the Penthouse?
We have a pool available during the warmer months, usually from somewhere in March or April until the end of October or thereabouts, depending on the weather.
We also have an exercise room with a cross trainer, treadmill, exercise bike, health rider and rebounder & hand weights available for use.
There are also numerous outdoor sitting areas for card or game playing or having friends over.
Do I have to come to all of the meals or can I skip some?
When you pay for your “all-inclusive” package, ie. meals, rent, utilities etc., we ask that you simply let us know if you are not going to be at any meal, so that we don't cook for you, or we can save you a plate & you can come & get it when you get home & eat it later, save it for the next day's lunch or whatever you want to do with it. You can eat your meals with everyone in the dining room, or if you like you can take them to your apartment & eat them. We like to give people the freedom to choose to eat with everyone or their meals can be picked up & eaten privately. Either way is fine.
